A new home builder has a lot of weird things in their purchase contract and there is NO question that their contract is one-sided. But, at the end of the day builders and in the business to build home and not take peoples money or kick them out of the contract. I would highly recommend getting a Realtor that is a new home specialist - someone who understand builders and can walk you through the process. 90 - 95% of buying a new home comes down to communication. The new home design center is the most overlooked and expensive part of buying a new home. I would say that this is the number one way new home buyers lose the most money - because they are not focused and do not have a written game plan of what they want. Most home buyers go into the design center and get emotional over all the beautiful upgrades. Of course, this is right were the builders want you. If you want to save money in the new home design center you need to start before you write a contract on the new home. Walk through the model home (or even better - an inventory home) and start asking the builder rep a lot of question about what's upgraded and what's standard. On this episode, I will tell you why Zillow Zestimate is inaccurate and not a good place to go for your property value when the CEO's home was off by 40%. Plus Zillow's CEO has publically stated that they are works on getting Zestimate more accurate. In my opinion, Zillow is nothing more than an advertising company that is also a data mining company. They're in business to sell space to advertisers and get data from consumers. Zillow has a great user interface, but when it comes to accuracy, they are one of the most (if not the most) inaccurate real estate websites in the world. If you want to have great communication with your Realtor hire a professional who hires an appointment setting service. My opinion is a Realtor that does not hire a service to set all their appointments is just cheap and you are not getting the best service. 1. A top producing real estate agent does not have the time to schedule, call, follow up... with all the other Realtors. 2. Why would they want to do this when it only cost them $25 per property listing. 3. I do understand Tampa Realtors that list high-end properties not using an appointment setting service - but that is normally less than 5% of the housing market. If you are buying a home and you want to be the homeowner you need to make sure your real estate agent knows how to properly negotiate and contract so it puts you in the best position to get the home. Even if it’s a multiple buyer (bid) situation. In this episode of the How to Buy a Series, I will explain the 4 essential tips when negotiating a purchase contract. Here are the 4 key points when negotiating a real estate purchase contract: 1. Make sure your Tampa real estate agent presents your offer and talks to the listing agent. In my 20 years, only about 40% of real estate agents present offers – 60% just send them via email. If you are in a multiple offer situation your real estate agent needs to also do the following: 2. Write an Escalation Clause in the purchase contract. 3. Have your lender (if you are getting a loan) call the listing agent and tell them how qualified you are. 4.
