Good morning everybody, and welcome back to my video blog. Today I want to talk about what's going on in the market of $150,000-$250,000 homes. We've got very low inventory and because of that we are creating bidding wars for a lot of our listings. Bidding wars are essentially when more than one person wants to buy a property. Most times it ends up going to the highest and best offer. However, the highest offer and the best offer are not mutually exclusive.
The best offer is the one that is most convenient to the seller. It could be a cash offer, with a quick closing period, or an offer that eliminates contingencies. Basically, the best offer is the one that will give the sellers the least amount of stress.
