Joining us today Mr. Ravindra Pai, Managing Director at Century Real Estate Holdings, a Bangalore based real estate developer.
Real Estate Development is a business that can involve long time horizons, and requires a forward looking strategy when it comes to things like consumer preferences, project planning, finance, and even land acquisition. Each project can take years to plan and execute, and developers often have to have a keen eye for the development trajectory of the markets and cities they operate in.
But how do developers identify areas of high growth for the future?
How do they anticipate the needs of their consumers?
And how are developers today working to create brands that stand apart from the competition?
In today's conversation, Mr. Pai talk about all of this and more.
An alumnus of IIM Bangalore, Mr. Pai gained experience in various fields including software programming and sales with organizations such as Tata Infotech, GE Capital and Oracle, before joining Century Real Estate, his family business, in 2003. Under his leadership, Century has undertaken more than 6 million SqFt of construction and currently has residential projects with a built-up area of around 5 million SqFt, including various themed plotted developments.
Today, Mr. Pai talks to us about the evolving business model of Real Estate development in India, and how he helped transition Century Real Estate’s business from a land aggregation and facilitation model, to that of an integrated real estate solutions provider. He also shares his experiences with other aspects of long term planning as a developer, including land banking, the application of technology and prudent use of debt.
