While Fairlife markets its products as being sourced "humanely," ARM’s footage tells a very different story—one of suffering, abuse, and corporate complicity. Why does the property industry have such a problem with diversity, or is it all a fuss over nothing? James Max explored the issue as part of Property Week’s Open Plan campaign, with Thames Valley Housing CEO Geeta Nanda and Michelle van Vuuren, UK sales & marketing director for Dalian Wanda. According to Geeta Nanda, the housing association world is made up of around 60% women, yet very few make it to the top of the organisations themselves. Nanda suggests that the people industry must show a more long-termist approach to investing in people, so that a broad range of individuals make it through the ranks, and not just university graduates. Van Vuuren, who has had stints at Land Securities and Sellar Property Group, puts a more positive angle on the diversity issue, saying that there is much more tolerance of women and minorities than in the past. The marketing expert, who started her career in technology, explains what it’s like being of South African origin, working in the UK for a Chinese conglomerate. Green REIT is to focus on Dublin’s improving tech-focused office market, according to its co-founder Pat Gunne, who spoke on Property Week’s monthly podcast after closing €178m of deals in the past fortnight as Green “kicked off the new market”. Gunne told presenter James Max that he thought Green RETI would have first-mover advantage in picking up deals across Ireland, and has already deployed more than half the equity it raised upon listing in July this year. He said Irish capital was becoming longer-term as opposed to being dominated by private equity players, and was now looking forwards rather than back. “There is still a huge amount of deleveraging that needs to take place,” he said, “but September to December is the kick off to the new market”. “The art of good banking isn’t lending money. It’s making sure it gets repaid.” Those are the words of former Credit Suisse head of investment banking Ian Marcus, who spoke in a wide-ranging interview on the Property Week Podcast to mark the five-year anniversary of Lehman Brothers’ collapse. Marcus, who was chair of the Bank of England’s Commercial Property Forum at the time, and is now a senior adviser to US bank Wells Fargo, said the industry had an “obligation” to see what lessons could be learnt from the downturn. He said: “We’ll never get rid of the cyclicality, but hopefully we can avoid some of the excesses by smoothing it.” Looking back at the culture of over-exuberant lending in the banking crisis, he said that that “there were words of caution and warning signs but it was in a typical low-key British way”. “It was about being invited for cucumber sandwiches and maybe hinting that things were perhaps moving too fast,” he said. Healthy-eating fast-food chain Leon is aiming to open more than three new outlets next year, its co-founder Henry Dimbleby tells Property Week’s Christmas podcast. Dimbleby, who is a government adviser on school dinners, as well as being an entrepreneur, already operates out of 13 stores, mainly in London. He told Property Week podcast presenter James Max that he would spend much of next spring “burning shoe leather” in London to find the right sites for expansion. Dimbleby (pictured, left) also revealed several specific London locations that the company would be particularly interested in, and outlined plans to appoint a lead adviser for the search. The leading blogger, also the owner of Biteback Publishing and a presenter on LBC Radio, said in a Property Week podcast interview that there was “little evidence” of the downsizing of government and that civil servants were being allowed by senior politicians to lead the agenda. Meyer Bergman is eyeing up the UK, German and Polish market for retail portfolio opportunities, according to chief executive Markus Meijer, who was speaking on today’s monthly Property Week podcast. In a Property Week International special edition of the podcast, Meijer joined former Apprentice star James Max at Property Week studios, confiding that his retail-focused investment company is currently favouring the UK, Germany, Scandanavia and Poland as top retail investment destinations in Europe. As part of a wide-ranging interview, Meijer said that the Turkish market was likely to mirror the success of Poland because it has a similarly large population and a growing economy, shielding it from the woes surrounding the Eurozone crisis. Meijer said: “We’ve been very happy with our investments in Poland. There has been strong retail growth because it has a large population, larger than the other Central and Eastern European markets and a large internal economy. “We like Turkey for the same reasons as Poland. It has a large internal economy that is less exposed to external shocks, and a young population. “It’s definitely on the map for the large retail brands. You need to choose your partners very wisely, particularly if there is a development element to the investment. Alex Michelin and Andrew Dunn, the founders of high-end London residential developer Finchatton, have spoken out against comparisons drawn in the media between them and the Candy brothers, in a wide-ranging interview for today’s Property Week Podcast, available below. The energetic pair, who set up Finchatton in 2000, said they were “disgruntled” when frequently described as following in the footsteps of Nick and Christian Candy, the One Hyde Park developers. “The Candy brothers have done it exceptionally well in what, but their style is slightly different to ours,” said Alex Michelin. Residential development in London should trend towards smaller units in order to create an “investment grade product”, residential experts from Knight Frank said in the latest Property Week podcast. Joining LBC’s James Max in the Property Week studio were James Mannix, head of residential investment at Knight Frank, and residential development partner Alex Lewis. Mannix told Max that residential development in London could learn from the Japanese model, which could require smaller apartment development, in order to get a higher yield from residential property. When it comes to choosing what you spend your hard-earned money on, top contenders are likely to include clothes, a car, your home or an evening out. Pensions are often way down the list. However, as Julian Webb, Fidelity International’s head of defined contributions and platform sales, said in this month’s Property Week podcast, pensions are becoming more vital than ever. With people living longer, the age at which you can claim a state pension is being pushed further up. Meanwhile, global economic turmoil means that choosing the right type of pension is critical. Not saving enough or in the right way could mean the difference between cruising around the Med or struggling to pay the electricity bills during retirement. So how much should you be saving? As a rough guide, Webb recommends halving your age and then contributing that percentage of your salary to your pension — for example, if you are 30 then you should contribute 15% of your salary. Someone who did this from an early age would have a pension worth two-thirds of their current salary if they retired at 65. You should also find out how your pension is being invested. The chances are — especially if you work for a large company — that you will be contributing towards a defined contribution salary pension, rather than the defined benefit salary pensions of yesteryear. The difference between the two is that a defined benefit salary pension promises to pay out a set sum every year after retirement, which is guaranteed by your employer. With a defined contribution pension, the amount you and your employer contribute is invested. A downside of the latter is that if, for example, your pension was heavily invested in equities when you neared retirement age and the market turned, your pension could take a big hit. The turbulence in the equities markets over the past few weeks, could have wiped up to 20% off the value of pensions. “The key thing is to understand exactly where your pension is invested,” Webb says. “I was reading the other day that people spend more time choosing their new car than they spend looking at their pensions and planning for their retirement. “A younger person can invest more in equities in a bid to boost their pension, but when you get closer to retirement age you need to be more risk averse, investing in bonds and cash,” he adds. A person with a “medium attitude” would ideally invest about 50% in equities, 35% in bonds and cash and 15% into property, Webb suggests.
